Q.     Are you an Independent Mortgage Advisor?

A.     Yes we are independent which means that we are not tied to any mortgage lenders or Estate Agents which means that we will provide you with the best advice when arranging a mortgage for you.

Q.     Are you whole of the market?

A.     The FCA recently change how we promote ourselves, so this term does not exist any longer. We offer a comprehensive range of mortgages from across the market, but not deals that you can onlyobtain by going direct to a lender. When dealing with these products in each case we will advise you and make a recommendation after assessing your needs.

Q.    Do you charge a fee?

A.    Yes we do. This depends on the work we have to do for you and dependent on your circumstances but a typical fee is £395 payable on receipt of a mortgage offer. Any further reviews of the mortgage are free of charge, so when your existing deal comes to an end, if we can find a better deal than what your existing lender can provide we will advise and arrange the new deal at no charge from us.

Q.    Why do you charge a fee?

A.    We value our clients, and to ensure you get the best service and advice, we need to charge a fee in order for us to do this as we take our time in making sure you get the best advice and mortgage.

Q.    Why use a broker as opposed to going direct to a mortgage lender?

A.    We can discuss your requirements at a time to suit you either in the comfort of your own home, our office or over the phone. We can do this far quicker than a bank or building society. If you go direct you may have to visit the bank or building society which may mean taking a day off in the week, travelling into the city centre, trying to find parking and waiting patiently for an appointment which could take weeks. We can usually discuss your needs with hours rather than weeks. Also by only going to one lender you may be missing out on better terms from other lenders.

Q.    I have missed some payments on a loan or credit card.

A.    Don’t worry, we may still be able to find you a mortgage which will save you money taking into account your adverse credit history.

Q.    I am self employed with only one years accounts – can you help me.

A.    Yes, we can assist as long as you have at least one years accounts and you have been trading for at least one full year.

Q.    My deposit is coming from a friend but my bank will not accept this, can you help?

A.    Yes we can, as long as the funds are coming from a UK bank account and not abroad. We can also help with family gifted deposits or equity.
